Home Construction Timeline: Design to Move-In

Building a custom home is an incredibly exciting adventure. However, if you've never done it before, the process can feel overwhelming and a little mysterious, especially when it comes to understanding what will happen, in what order, and when you'll finally get your keys.

At Hanks Homes, we've guided Central Kentucky families through this journey for more than 30 years, and we've learned that a clear roadmap makes the whole experience far less stressful. So, we walk you through the home construction timeline in five clear phases, from your first conversation with us to move-in day.

Phase 1: Design and Planning

Every great home starts on paper. The design phase is where your vision takes shape, so it's worth taking your time. During custom home planning, we sit down with you to understand how you live, what you need, and what you've always dreamed of in a home.

After this design phase, we move into home design planning. We develop your house plans and refine the layout, mapping out how each space flows into the next. If you already have house plans drawn up, we'll work from them. If you're starting from scratch, we'll happily guide you through every decision. This phase also covers essential practical systems, such as electrical planning, so we map everything out thoughtfully before anyone breaks ground.

Phase 2: Permits and Site Preparation

Once we finalize your plans, we handle the behind-the-scenes work to keep your project on track, including securing permits, arranging inspections, and preparing your site for construction. Depending on your land and local requirements, this phase can take a few weeks to a couple of months.

During the site preparation, we clear the lot, grade the land, and lay the foundational groundwork. If you're building on rural acreage or a wooded lot, this step ensures your home has a solid, stable foundation for decades to come.

Phase 3: Foundation and Framing

Your home starts to take shape during this phase. We pour and cure the foundation first, then begin framing to create the skeleton of your home. Once framing is complete, the walls, floors, and roofline come together, and you can finally walk through your future rooms.

Many of our clients find this the most exciting stage because months of planning finally become something you can see and touch.

Phase 4: Electrical, Plumbing, and Interior Systems

With the frame complete, it's time to work inside. The rough-ins happen next: plumbing, electrical, and HVAC installation. The electrical planning we mapped out during design now becomes reality as wiring runs through the walls. After inspections, we move on to insulation, drywall, and the interior finishes that make a house feel like home.

From flooring and cabinetry to trim, paint, and fixtures, this phase brings your personal style to life. Because everything we build is fully custom, these choices are yours to make, and our team supports you every step of the way.

Phase 5: Final Walkthrough and Move-In

Before we hand you the keys, we take a final, thorough walkthrough together to inspect every detail. During this time, we'll address any final touch-ups and ensure your home meets both your expectations and our standards. Once everything gets the green light, it's time to move into your new custom home.
